M99
La tour M99, héritière du projet H99, s’inscrit dans la continuité de cette initiative ambitieuse qui visait à transformer la skyline du quartier Euroméditerranée. Elle reprend et perfectionne l’esprit du projet initial, tirant parti de l’expérience accumulée en conception et construction. Sa silhouette emblématique, composée de trois vaisseaux superposés s’élançant vers le ciel, ainsi que son emplacement et sa hauteur de 99 mètres, restent inchangés. Pourtant, M99 revisite sa programmation, son architecture et ses techniques, incarnant pleinement les ambitions actuelles et l’évolution d’un projet visionnaire.
La tour privilégie la relation entre intérieur et extérieur : 45% de façade vitrée apportent lumière naturelle et vues dégagées, tandis que de larges espaces extérieurs prolongent les salons. Les balcons filants, orientés plein Sud, suivent le parcours du soleil, et les séjours double-orientés bénéficient de cuisines naturellement éclairées et ventilées. Des brise-soleils intégrés assurent confort et protection face au rayonnement direct.
Depuis les logements, le regard embrasse la mer et les îles du Frioul. Au sommet, le belvédère panoramique offre une expérience unique : contempler Marseille et la Méditerranée depuis l’une des plus belles vues du monde, selon l’architecte.
M99 affirme également sa vocation de mixité : elle rassemble des logements en accession, une résidence étudiante, un hôtel, un restaurant panoramique, des commerces, un café avec terrasse et un hall polyvalent.
Par sa teinte calcaire, évocation de la roche marseillaise, la tour s’ancre dans son contexte portuaire tout en dialoguant avec une skyline en pleine mutation. Les lignes pures et les trumeaux sculptant des jeux de lumière en forme de « M » incarnent une poésie urbaine qui mêle modernité et essence méditerranéenne.
The M99 tower, successor to the H99 project, is a continuation of this ambitious initiative that aimed to transform the skyline of the Euroméditerranée district. It builds on and refines the spirit of the initial project, drawing on the experience gained in design and construction. Its iconic silhouette, composed of three superimposed vessels soaring towards the sky, as well as its location and height of 99 metres, remain unchanged. However, M99 revisits its programming, architecture and techniques, fully embodying the current ambitions and evolution of a visionary project.
The tower emphasises the relationship between interior and exterior: 45% of the facade is glazed, providing natural light and unobstructed views, while large outdoor spaces extend the living rooms. The south-facing balconies follow the path of the sun, and the double-aspect living rooms benefit from naturally lit and ventilated kitchens. Integrated sunshades provide comfort and protection from direct sunlight.
From the apartments, the view stretches across the sea to the Frioul Islands. At the top, the panoramic viewpoint offers a unique experience: contemplating Marseille and the Mediterranean from one of the most beautiful views in the world, according to the architect.
M99 also affirms its commitment to diversity: it brings together affordable housing, a student residence, a hotel, a panoramic restaurant, shops, a café with a terrace and a multipurpose hall.
With its limestone colour, reminiscent of Marseille's rock, the tower is anchored in its port context while interacting with a rapidly changing skyline. The pure lines and trumeaux sculpting M-shaped light effects embody an urban poetry that blends modernity and Mediterranean essence.
